DO I NEED PLANNING PERMISSION?
In the UK, most garden rooms can be built under Permitted Development rights, meaning you usually don’t need planning permission as long as certain rules are met. The building must be single storey, no higher than 2.5 metres. It cannot be built in front of your home, cover more than 50% of your garden, or include living accommodation such as a bedroom or kitchen. Garden rooms must be used for purposes like an office, gym, studio, or leisure space, not as a separate dwelling. Properties in Conservation Areas, National Parks, or Listed Buildings may have additional restrictions, and it’s always best to check with your local planning authority or apply for a Lawful Development Certificate for confirmation before building.
